WHAT IS THE DIFFERENCE BETWEEN A SECONDARY HOME AND A RENTAL PROPERTY?

Rental properties can be insured even if you do not have your primary residence insured with the same company. The difference between a secondary home and a rental property is that the former does not have anybody living at the residence and it is visited periodically by the owners. Even if the home is rented by a relative or the owner does not receive compensation, the property is still considered a rental property and insured accordingly. We are often asked to insure homes in the mountains and they key to inexpensive rates for these properties is the proximity to a fire station as well as a fire hydrant. The closer a home is to open brushy areas, the higher the premiums will be due to the fire hazard exposure.

USELESS TRIVIA

Here are a few of advertisements that you may have seen from Travelers Insurance "In-Synch" campaign. Notice that the "Snowball" ad uses San Francisco as its location. Can you guess the location of the advertisement which features a man with wings? Answer: The town with the bridge is Zbecno, which is a tiny village about an hour west of Prague, Czech Republic. The town in the beginning of the spot is Kourim, located about an hour east of Prague.

The actor in this clip should look familiar to you. Why? His name is Richard Edson and he is pictured below in a famous movie, Ferris Bueller's Day Off. He was the garage attendant that took the 1961 Ferrari 250GT California Spyder for a joy ride.

ARE OLDER HOMES AND VACATION HOMES DIFFICULT TO INSURE?

Many customers ask us how insurance companies determine eligibility for insuring older homes. Almost all homes are insurable with preferred rates as long as the roof and hot water heater have been replaced in the last 20 years (except for tile roofs) and the home is in good condition. For homes older than 50 years, most insurers require that the home has an upgraded electrical system including Circuit Breakers (homes with old knob and tube wiring or glass screw-in fuses are difficult to insure due to the increased risk of a fire claim). As long as a home is within 1000 feet of a fire hydrant and 5 miles of a full time fire department and cleared of brush and dense forestry, it can be insured. For those country estates that have no fire hydrant nearby, additional water sources (nearby lake, water holding tank, etc.) are required.  Please keep these factors in mind when you are considering buying a primary residence and/or vacation home and want the best insurance rates.
