How to Find Home Insurance After a Non-Renewal in Northern California
Being dropped by your home insurer in NorCal is scary — but an independent agent can open doors a captive agent can't. Here's how the process works.
If you've received a non-renewal notice from your home insurance company, you've probably already tried the obvious next step: calling another insurance company. Maybe you called a few. And maybe you heard the same thing each time: "We're not writing new policies in your area."
It's a frustrating experience. But there's a reason it keeps happening — and understanding that reason is the first step toward finding a solution.
Why Captive Agents Can't Help You
Most of the insurance agents you see advertised on TV — the ones with catchy jingles and recognizable logos — are captive agents. That means they work for one insurance company and can only sell that company's products.
When that company decides to stop writing new policies in your zip code (or your county, or your entire state), the captive agent's hands are tied. They can't place you with a different carrier. They can't shop the market. They can only apologize and wish you luck.
This is exactly what's happening across Northern California right now. Major insurers have been pulling back from the state due to wildfire risk, rising reinsurance costs, and the regulatory environment. When their captive agents tell you they can't help, they're telling the truth — they genuinely can't.
An independent agent is different. We're not tied to any single carrier. We have relationships with multiple insurance companies, including specialty and surplus lines markets that most consumers never interact with directly. When one door closes, we look for others.
How an Independent Agent Shops the Market for You
Here's what the process looks like when you work with an independent agency like DiMeo:
1. We Gather Information About Your Home
To get accurate quotes, we need to understand your property. This typically includes:
- Basic details: address, year built, square footage, number of stories
- Construction details: roof type and age, exterior materials, foundation type
- Systems: heating, electrical, plumbing
- Risk factors: proximity to brush, slope of the land, distance to the nearest fire station
- Your claims history for the past 3–5 years
Some of this information we can pull from existing databases. Some of it you'll need to provide. The more accurate the information, the more accurate the quotes.
2. We Identify Which Carriers Are Writing in Your Area
This is where local knowledge matters. The California home insurance market changes constantly — carriers enter and exit, adjust their underwriting guidelines, and change their appetite for certain types of risk.
After 25+ years in Northern California, we know which carriers are actively writing policies in your area right now, which ones have competitive rates for your specific situation, and which ones are worth approaching. We don't waste your time submitting applications to carriers who are going to decline.
3. We Submit Applications and Compare Quotes
Once we've identified the best candidates, we submit applications on your behalf and gather quotes. We then compare them across several dimensions:
- Premium — what you'll pay annually or monthly
- Coverage limits — how much protection you're actually getting
- Deductibles — including any separate wildfire or catastrophe deductibles
- Exclusions — what the policy doesn't cover
- Carrier financial strength — you want to know your insurer can pay claims
4. We Explain Your Options in Plain Language
Insurance policies are full of jargon. Part of our job is translating that jargon into plain language so you can make an informed decision. We'll walk you through the differences between your options and help you understand what you're actually buying.
5. We Handle the Paperwork
Once you've chosen a policy, we handle the application, binding, and documentation. We make sure your new coverage is in place before your old policy expires.
What If No Standard Carrier Will Write My Home?
This is a real situation for some Northern California homeowners, particularly those in high fire-risk areas. If standard market carriers won't write your home, you still have options:
Surplus Lines Carriers
Surplus lines (also called non-admitted) carriers specialize in risks that standard carriers won't touch. They're not subject to the same rate regulations as admitted carriers, which means their premiums can be higher — but they're legitimate insurance companies that pay claims.
Working with a surplus lines carrier requires going through a licensed surplus lines broker. As an independent agency, we have access to these markets.
California FAIR Plan + DIC Policy
The California FAIR Plan is the state's insurer of last resort. It provides basic fire coverage for homeowners who can't find coverage in the private market. However, FAIR Plan coverage is limited — it doesn't include liability, theft, or water damage.
Most homeowners who end up on the FAIR Plan pair it with a Difference in Conditions (DIC) policy, which fills in the coverage gaps. Together, a FAIR Plan policy and a DIC policy can provide coverage comparable to a standard homeowner's policy — though typically at a higher cost.
Questions to Ask When Comparing Policies
Whether you're comparing standard market options or evaluating a FAIR Plan + DIC combination, here are the questions that matter most:
1. What is the dwelling coverage limit, and is it based on replacement cost? Your home should be insured for what it would cost to rebuild it from scratch — not its market value, which can be very different. Make sure your dwelling coverage reflects current construction costs in your area.
2. Is there a separate wildfire or catastrophe deductible? Some policies have a standard deductible for most claims but a separate, higher deductible specifically for wildfire damage. This can be a significant out-of-pocket expense if you ever need to file a claim.
3. What is the carrier's financial strength rating? You want your insurer to be financially stable enough to pay claims, especially after a major disaster. Look for carriers rated A- or better by AM Best.
4. What does the policy exclude? Read the exclusions carefully. Common exclusions include flood damage (which requires a separate flood insurance policy), earthquake damage (which requires separate earthquake coverage), and certain types of water damage.
5. Is there an extended replacement cost provision? Construction costs can spike dramatically after a major disaster, when demand for contractors and materials surges. An extended replacement cost provision gives you additional coverage above your policy limit to account for this.
The Importance of Acting Before Your Policy Expires
We can't say this enough: don't wait until the last minute.
The California home insurance market is competitive, and the process of finding and binding new coverage takes time. If your policy expires before you have new coverage in place, you're uninsured — and that creates a cascade of problems.
If you have a mortgage, your lender will purchase force-placed insurance on your behalf. This coverage is designed to protect the lender, not you, and it typically costs significantly more than a standard policy. It also provides less coverage.
A lapse in coverage can also affect your ability to find affordable insurance in the future. Some carriers view a coverage gap as a red flag.
Give yourself at least 30–45 days before your expiration date to start the process. The earlier you start, the more options you'll have.
